Texas Cities Top 2025 U-Haul Growth Index: DFW, Houston, Austin Lead Nation

Texas has done it again, claiming an unprecedented sweep of the top three metropolitan areas for growth in the nation according to new U-Haul data. The Dallas-Fort Worth-Arlington region maintained its crown as America’s fastest-growing metro area, with Houston and Austin rounding out a Texas trifecta that highlights the Lone Star State’s enduring appeal.

Texas Dominates Moving Trends

For the seventh time in a decade, Texas has reclaimed its position as America’s number one growth state in the 2025 U-Haul Growth Index, climbing from second place last year when South Carolina briefly held the top spot.

“Texas dominated the 2025 U-Haul Growth Index, with the Dallas-Fort Worth area, Houston, and Austin claiming the top three spots in the nation for metropolitan growth,” according to data released by the moving company.

The Dallas-Fort Worth-Arlington metropolitan area repeated its 2024 performance, maintaining the number one ranking with the greatest net gain of one-way U-Haul customers during 2025. It’s a remarkable achievement that underscores the region’s robust economy and growing appeal to both businesses and residents.

Just how dominant is Texas in the migration landscape? The state placed a stunning six metros in the top 25 growth areas nationwide, including Dallas-Fort Worth (No. 1), Houston (No. 2), Austin (No. 3), Brownsville & McAllen (No. 10), San Antonio (No. 21), and College Station (No. 23).

“Texas metros litter the latest U-Haul Growth Index, claiming the top three spots and six of the top 25 growth metros,” the company noted in its analysis.

Cities vs. Metro Areas: Florida Makes Its Mark

While Texas dominated the metropolitan rankings, a different story emerged at the individual city level. Florida took center stage in the city proper category, with eight of the top 10 growth cities and 12 of the top 25. Ocala, Florida retained its crown as the number one growth city for 2025, a distinction it also claimed in 2024 and 2022.

That said, Texas didn’t disappear from the city rankings. McKinney, Texas made a strong showing, ranking as the sixth-fastest growing city in the nation and the highest-ranked Texas city on the list.

What makes these rankings significant? The U-Haul Growth Index compiles data from more than 2.5 million annual one-way transactions across the United States and Canada, measuring the net gain of customers who rent equipment in one location and drop it off in another. It’s a real-world barometer of migration patterns that often precedes official census data.

Major Cities See Migration Rebound

Perhaps most surprising in the 2025 data is the reversal of fortunes for several major U.S. cities that had previously experienced population losses. San Francisco, Denver, and Philadelphia all posted strong net gains in 2025, countering their net losses from 2024.

“Major U.S. cities like San Francisco and Denver saw a migration rebound, reversing their 2024 losses to post net population gains alongside the booming Sun Belt,” according to U-Haul’s analysis.

This unexpected shift suggests that some of the pandemic-era urban exodus may be stabilizing or even reversing as city amenities, cultural attractions, and workplace policies evolve in the post-pandemic landscape.

The 2025 U-Haul Growth Index offers a snapshot of American mobility at a time when remote work, housing costs, and quality of life considerations continue to reshape where people choose to live. And for now at least, all roads seem to lead to Texas.
